Should I Repair Or Replace My Roof?

When it comes to your roof, regular maintenance is healthy for your home’s appearance, safety, and your wallet. Putting off needed repairs may save you in the short-term, but it will end up costing you more in the long run.

However, we understand that not all roofing decisions are that simple, which is why an inspection and estimate is where you should start.  In some cases, it is perfectly fine for us to repair a roof rather than replace it. Which route you to take will depend on several factors including the type of damage and what percentage of your roof's surface is damaged.

Here are a few of the top factors that we will look at during the inspection.

  • Repair: Replacing Shingles

    In some cases, replacing a few shingles is all you need to restore the curb appeal, safety, and function to your roof. Asphalt shingles are designed to last for decades and today’s modern roofing designs are engineered to last for as long as you own your home. 


    The area of damange, however, will decipher whether its time to reshingle the whole roof or just the damaged areas. In the case that we cannot find matching shingles and aesthetics are an issue, we would reshingle the entire roof. If the areas in which you need new shingles is located in an inconspicuous areas, you may choose to just use replacement shingles and only worry about that small repair area.  


    Before you deciding, it’s best to have us inspect your roof to determine if any of the under layment or decking is damaged. There’s a big difference between a few missing shingles vs. a leak that now extends through various layers of your roof. If the damage is extensive, it’s usually a better idea  (and value)  to replace the entire roof vs. paying for both sooner than you'll want. 

  • Repair: Patching Damage

    Understandably, many homeowners wonder if they can patch a damaged or deteriorating section of their roof rather than replace the entire thing.


    Patching can work, but it poses all of the same issues — and then some — as replacing a few shingles.


    Just as you would when deciding if it’s okay to simply replace a few shingles, it’s also important that during your inspection we consider the area and extent of damage done. Even if it’s possible to patch your roof, the outcome might not be aesthetically pleasing. In the case of a patch, the damaged area is usually much larger than a spot in need of a few shingles, which generally makes it more difficult to blend the repaired section in with the existing roof.


    During your inspection, we will determine if a patch can extend your roof’s lifespan without leading to future damage or if the replacement is needed now. 

  • Roof Replacement

    During your inspection, we will examine the exterior of your roof, as well as the boards in your attic, which will generally show if water has made its way through the decking and into your home.


    On the outside, signs of a more serious problem include shingles that are curling at the edges or starting to buckle, the presence of granules in the gutters, or worst — any signs of sagging. 


    If this is the case, we must replace the entire roof as quickly as possibly!
